* Proposed new work, Easements, Location of any structure to remain
* Street number and address of adjoining properties
* Existing and proposed fence and landscaping features such as swimming pool, retaining walls, and driveway
* Building of adjoining site including windows facing the development
* Proposed stormwater drainage location
* Location of vehicle access and car parking
* Existing trees and vegetation as per survey and site analysis to be removed / retained
* Services within the site area of land
* Length, width and site area of land
* Distance from external walls outmost part of proposed building to all boundary
* Clothing line, waste bin storage , letterboxes etc...
* Summary table calculation of FSR, Site Cover, Landscape area, and open space area
* Manoeuvring Plan where a traffic report is provided
* Showing driveway level to comply with Australian Standard AS 2890.1 Part 1 Off-Street car parking

Floor Plan
Floor Plan shall include the following.
* Drawings showing alterations / additions
* Room names, with dimensions
* Windows and door location and sizes
* Floor level and steps in floor level RL..
* Access for disability where applicable
* Location of plumbing, fixtures where applicable
* Wall structure type and thickness

First Floor Plan

Elevations
Elevations shall include
* Drawings of all elevations
* Roof pitch angle
* Exterior cladding type and roof materials / colour
* Windows and door locations and size
* Stormwater Drainage pipes (downpipes and gutter)
* Existing Natural Ground Level. Finished ground. floor ceiling and roof levels to AHD
* Elevation for any heritage item relative to the development

Section Details
Section shall include
* Section name and where it shown on plan( A-A B-B)
* Natural ground level and finish floor level and ground floor level in RL showing cut and fill and access grades
* Separate section through driveway to comply with standard
* Internal height
* Pitch roof angle
* Overhang eaves
* Windows height
* Any step up or down for finish floor level

Schedule of External Colour and Finishes
Schedule shall nominate all building elements include driveway

Streetscape elevation
* Showing roof pitch angle for proposed and neighbouring building
* Fence type and height
* Materials and colours of proposed and neighbouring building
* Position and front elevation details of neighbouring
* Trees on site
* Adjoining open space
* Any slop of the land
* Level difference between the site and adjacent properties
* Finish Floor Level Ceiling Levels and Roof Levels of proposed and neighbouring in relation to AHD

  • Shadow Diagram

    Required for 22 June at 9.00 am, 12.00 noon and 3.00pm
    may be required more depending on project type or local council
